Guidance on Climate Change planning condition

This guidance has been produced for those planning to build new dwellings in Swale, and to assist them in meeting the requirements of Swale Borough Council to reduce carbon emissions by 50% for new dwellings compared to current regulations (Building Regulations Part L1a 2013).

In June 2019, we made a declaration of a climate and ecological emergency and has committed to achieving net zero carbon emissions across the borough by 2030.

However given that our Local Plan is currently being reviewed as an interim measure, We have developed a planning condition for all new homes in the borough to achieve a 50% carbon reduction compared to the current Building Regulations.

We recognise that all buildings are different, due to their form, fabric, services, location and orientation. In order to demonstrate that a 50% reduction in carbon is achievable, the guidance provides three case studies  illustrating how these houses could comply. There are alternative ways of complying and these examples should be seen as illustrations only.
