Timescales
Our planning officers will aim to contact you within 10 days of you making payment to arrange a date for a meeting (in person, via Teams or on site at the discretion of the case officer). Follow up written advice will be provided following the meeting within a timescale agreed between the parties at the meeting.
If written advice only has been requested, the advice is to be provided within 30 working days unless the specifics of the case require a longer timeframe in which case the applicant will be informed.
What if a subsequent decision does not follow the advice I received?
Pre-application advice is given in good faith and is provided by an individual planning officer in liaison with appropriate colleagues. The advice is agreed by a more senior officer prior to being issued. The advice will represent the Officer's professional opinion and will be as accurate as possible, based only on the information provided or discussed at the meeting.
Please be aware that advice given at the pre-application stage is given without prejudice to the formal consideration of any planning application. The final decision on any application that you may subsequently make can only be taken after the Council has consulted local people, statutory consultees and any other interested parties. Some consultees have their own charges for pre-application advice and in these circumstances you will need to make separate arrangements with them. The final decision on an application will then be made by senior officers or by the Council's Planning Committee and will be based on all of the information available at that time.
