When to get advice
The pre-application advice service is designed to help applicants:
- Establish if the development is likely to be granted planning permission
- How the development is affected by planning policies and law
- Frontload planning applications and resolve issues with the proposal
- What other information may need to be include with the application
It is advisable to provide as much information on the proposal as possible. When submitting a pre-application you should include:
- Draft drawings and plans
- Site location plan
- Photographs, this is especially important when applying for advice on listed buildings
- A full description of the proposal
- Design & Assess Statement

FEES (WEF 01.04.2025)
You will pay a fee in order for us to provide advice unless you are a local not for profit charity.
The fee structure is for a meeting followed by a written response. It also allows for one set of follow up drawings/information to be submitted in advance of an application being submitted.
Householder Pre-App £360.00
Minor Developments Pre-App (1 – 9 houses or flats) £989.50
Major Developments Pre-App (10 – 29 houses or flats) £3,545.00
Major Developments Pre-App (30 – 49 houses or flats) £100 per property starting at £3,600.00
Large Major (50+ houses or flats) £100 per property starting at £6,000.00
Large Major (commercial over 10,000sqm) £6,000.00
Other Fees
Listed Building (householder) – written advice only – you will pay £123.50
Heritage & Urban Design attendance at meeting (PER HOUR) – £257.00
NB: this fee is in addition to those above, however written advice will continue to be provided on a case by case basis.
Others not in categories above will be charged at an hourly rate – price on application
* Parish Councils, Voluntary Organisations, National Charities or Charities that are not ‘not-for-profit’ will be charged based on development size
