When to get advice
You should consider getting advice if you:
- think there might be problems with your application for planning consent
- want to know whether your application for planning consent is likely to be successful
When you apply to ask us for advice, you can request a meeting or to receive advice through letters, which includes our recommendations. In some circumstances, we may recommend a meeting.
Fees
You’ll pay a fee in order for us to provide advice unless you’re:
- a charity, voluntary group or parish council
- apply for planning consent to repair a listed building
The fee you pay will depend on the type of planning consent you’re applying for and the size and complexity of your proposal. If you request a meeting, the fee you'll pay includes the cost of any letters we produce.
Householder planning consent
We do not provide meetings for householder applications. If you’re applying for householder pre-planning advice, you’ll need to pay £61.20.
Minor developments
A minor development is one where any of the following apply:
- It includes between one and nine dwellings
- It covers up to 0.5 hectares
- It's a commercial development less than 1,000 square metres or more than one hectare
You’ll need to pay:
- £606 an hour if you're requesting a meeting
- £303.60 if you're just requesting a letter
Major developments
A major development is one where any of the following apply:
- It includes between 10 and 199 dwellings
- It covers up to 0.51 and 4 hectares
- It’s a commercial development between 1,001 and 9,999 square metres or between 1 and 2 hectares
You’ll need to pay:
- £2,760 per hour if you're requesting a meeting
- £606 if you're just requesting a letter
Vary large major developments
Vary large major development are ones where any of the following apply:
- They include 200 or more dwellings
- They cover up to 4 hectares or more
- They're a commercial development less than 10,000 square metres or less than one hectare
You’ll need to pay:
- £3,900 an hour if you're requesting a meeting
- £1,212 if you're just requesting a letter
Other fees
If your application isn't for householder pre-planning advice or a minor, major or very large development, you'll pay:
- £182.40 an hour if you're requesting a meeting
- £91.20 if you're just requesting a letter
