Advice for landlords on renting a property

Electrical safety

You:

  • must complete an electrical test of each property every five years, using a competent electrician
  • keep all the reports and records you receive from the tests and inspections

If you don't you could receive a fine of up to £30,000.

If an electrical test is carried out and codes C1 or C2 are identified then remedial work will be required.

Electrical appliances

All electrical appliances you provide to your tenants, including things like microwaves or washing machines,  should be Portable Appliance Testing (PAT) tested and regularly checked.
